We are not developers. We are not speculators. We are not chasing trophy assets in gateway cities. We are landlords. We buy properties that already have tenants, already generate income, and already sit in locations where the underlying demand for space is structural rather than cyclical. We use conservative financing, maintain our properties, and hold them for a long time. The compounding of well-located real property, purchased at a sensible price and managed with discipline, is one of the most reliable wealth-building mechanisms available to a patient investor. We have no interest in complicating it.
Investment Criteria
What we own
We focus on functional, income-producing properties that tenants need, not properties that look impressive in a presentation. The simpler and more essential the use, the better.
Convenience Retail
Neighborhood centers anchored by essential services like pharmacies, grocers, or hardware stores. These are destinations that resist the shift to e-commerce.
Industrial & Logistics
Functional light industrial parks and distribution hubs located near major transport routes. These assets support the movement of physical goods which is the backbone of the economy.
Specialised Commercial
Properties with long-term leases to creditworthy tenants, such as medical suites, fuel stations, or educational facilities where the tenant is committed to the location.
